Window cleaning for Manhattan homes

Manhattan is a small farming town west of Belgrade, with a mix of older homes near Main Street, newer houses on the edges of town and farm and ranch properties spread across the valley. Many homes look out over open fields toward the Bridgers and the Tobacco Roots. We clean windows by hand at all of them.

Farm and acreage homes often have big windows facing the view, along with shop and outbuilding windows. Newer homes in town tend to have two stories with tall entry and stairwell glass. Our crews work from ladders and hand clean each pane with a squeegee and towel, then wipe frames and sills. We don't use water-fed poles.

Living in farm country means dust. Harvest, gravel roads and valley wind all put a film on screens and glass, and sprinklers can leave hard water spots on lower windows. Hand cleaning takes that film and those spots off, and we can clean screens and tracks too.

Winter snow and frost leave their own streaks. Many Manhattan homeowners book a cleaning in spring, once the mud dries, and again in fall after harvest dust settles.

How we clean windows

Pane'N The Glass has cleaned windows by hand since 2005. Every window gets a scrub, a squeegee finish and a towel detail, and we wipe frames and sills as we go. Our crews work from ladders. We don't use water-fed poles, because we'd rather see the glass up close and get it right.

Inside and out

Clean outside glass only goes so far if the inside is smudged. We clean interior windows too, along with glass doors, skylights we can safely reach, and window tracks where dust, dead bugs and grit collect. Screens get brushed and washed so they don't put dirt right back on the glass. For homes with a lot of glass, we can split the work into outside only, inside and out, or just the rooms you care about most. Tell us what matters to you and we'll put together an estimate that fits.

When to schedule

Montana's seasons are hard on glass. Spring brings mud and runoff splash, summer brings dust, pollen and sometimes wildfire smoke, fall brings leaves and the first storms, and winter brings snow, frost and water spots below the rooflines. Many homeowners book a cleaning in late spring, once the mud has dried, so the windows are clear for the long summer days. Others book in early fall to wash off the summer's dust and smoke before winter. If you're getting ready to sell, hosting family or just moved in, any time works. Tell us your timing and we'll find a date that fits.
