What we pressure wash

We pressure wash concrete driveways, sidewalks, walkways, patios, porches, steps, garage floors and pads, along with other hard outdoor surfaces. On request, we can also clean decks, fences and outdoor furniture, using lower pressure on softer materials like wood.

Every surface is different. Concrete can handle more pressure than wood or stone, and painted or stained surfaces need a gentler touch. We match pressure and method to the material, and if a surface looks like it could be damaged, we'll tell you before we start.

Montana grime

Winter in the Gallatin Valley leaves its mark. Mag chloride and road sand tracked onto driveways and entries leave white residue and grit. Spring runoff and mud stain walkways and patios, and summer adds dust, pollen and the occasional wildfire smoke film. In shaded spots, moss and algae can make surfaces slick. A good wash clears all of that and makes the outside of your home look cared for again.

Driveways, entries and outdoor living

Your driveway and front walk are the first things guests see, and patios and decks are where you spend summer evenings. Cleaning them removes the stains and grit that build up over a Montana year and brings back the original look of the concrete or stone. For homes in Big Sky and other mountain areas, we can also clean patios, hot tub pads and entry areas that collect mud and needles. If you manage a rental or second home, we can schedule pressure washing before guests arrive.

Before and after the season

Many homeowners book pressure washing in late spring, once the snow and mud are gone, to clear away the winter's grime. Others book in late summer or early fall to clean up after the dusty months and before the snow returns. If you're getting ready to sell, hosting an event, or just want the house to look its best, any time works.

We can pair pressure washing with window cleaning and gutter cleaning in one visit, so the whole outside of the house is done at once. We clean windows by hand from ladders, and we don't use water-fed poles.

Common questions

Will pressure washing damage my surfaces?

We match pressure to the surface and use lower pressure on wood and softer materials. If something looks fragile or damaged, we'll tell you before washing.

What about my plants?

We take care around landscaping and rinse nearby plants as needed.

Do I need to be home?

Not always. We'll need outdoor water access and a clear area to work.

Can you also clean my windows?

Yes. Many customers book window cleaning with pressure washing.

How a visit works

It starts with your request. Tell us about the property, what you want done and any timing that matters, and we'll follow up with an estimate. On the day of the work, our crew goes over the plan with you or follows the notes you've given us, then gets to work. We set ladders carefully around landscaping and decks, take care around finishes inside the home, and check the work before we leave. If anything comes up that's outside what we do, or that we can't reach safely, we'll tell you plainly rather than guess. When we're done, we clean up after ourselves.

Why Pane'N The Glass

Pane'N The Glass has focused on careful, hands-on work since 2005. We keep it simple: explain what we're going to do, do it carefully by hand, and tell you honestly about anything we can't do. Our crews clean windows by hand from ladders, and we don't use water-fed poles. Many customers start with one service and add others, like windows, gutters, pressure washing or Christmas lights, so their property stays in good shape through Montana's long winters and busy summers.
