Window cleaning for Big Sky mountain homes

Big Sky homes are built for the view. Lone Peak, the Spanish Peaks and the Gallatin Range fill the windows of homes in Mountain Village, Moonlight Basin, Spanish Peaks, the Yellowstone Club area and up and down Gallatin Canyon. Many of these homes have two-story great-room windows, walls of glass, timber-frame gables full of trapezoid and triangle windows, and big sliding doors that open onto decks. All of that glass is the reason the house was built there, and it deserves a careful hand.

We clean windows by hand. Each pane gets a scrub, a squeegee finish and a towel detail around the edges, and we wipe frames and sills as we go. Our crews work from ladders, so we can get up close to upper windows and clean them properly. We don't use water-fed poles. If a window is beyond safe ladder reach, we'll tell you so before we start rather than guess.

Tall gable windows and clerestory glass are common in mountain architecture, and they are often the hardest windows in the house to get clean. Odd shapes, deep frames and log or timber trim collect dust and cobwebs. Hand cleaning lets us work into corners and around trim that a quick rinse would miss.

Cabins, condos and vacation rentals

Big Sky has a little of everything: log cabins tucked in the trees along the Gallatin, condos and townhomes in Meadow Village and Mountain Village, ski-in ski-out homes on the mountain and large custom homes on acreage. Many of them are second homes or vacation rentals that sit empty for part of the year.

For condos and townhomes, we can clean the glass on the unit and deck, including sliding doors and railing glass. For cabins, we take extra care with older wood windows, divided lites and log trim. For larger homes, we can plan the work around the whole property, inside and out, including skylights, interior glass and mirrors.

If you manage a vacation rental or own a second home, clean windows are one of the first things guests notice. We can schedule window cleaning between stays or before you arrive for the season. Just let us know how to access the property and which windows you want done, and we'll build the estimate around it.

If you manage several properties in Big Sky, such as a group of condos or a handful of rental cabins, tell us about all of them in one request. We can look at grouping visits so each unit is ready on your schedule.

Mountain weather and your windows

Big Sky's high elevation means long, snowy winters, strong sun and dry air, followed by a short, busy summer. Each season leaves something on the glass. Snow and melt leave water spots and mineral streaks, especially below rooflines and on decks. Spring brings mud and runoff splash on lower windows. Summer brings dust from dirt roads and construction, pollen from the forest and, some years, wildfire smoke that leaves a film on outside glass.

Strong mountain sun also makes dirty windows look worse, because it lights up every streak and spot. Hand cleaning removes that film so the view stays sharp.

Large glass, done carefully

Big windows in mountain homes are often custom units, sometimes with specialty coatings, tinted glass or large fixed panes that can't be removed. We clean them by hand with gentle tools and clean water and towels, working carefully around seals, trim and hardware. Glass railings on decks, which take the brunt of snow, wind and sun, get the same attention.

Skylights and high interior glass are common in Big Sky great rooms. We clean what we can reach safely from ladders and tell you plainly about anything we can't, so there are no surprises. Inside, we work around furnishings and finishes with care, and we clean tracks, sills and screens so the whole window looks finished, not just the glass.

Many homes also have outbuildings, guest cabins, garages with windows or hot tub areas with glass enclosures. Include those in your request and we'll add them to the estimate.

When to schedule window cleaning in Big Sky

Many Big Sky owners book window cleaning around the seasons. Late spring and early summer, once the snow has melted and the mud has dried, is a popular time to wash off the winter's water spots before summer guests and long evenings on the deck. Late summer and early fall, after the dust and smoke season, is another good time, so the glass is clear for fall colors and the first snow on the peaks. Some owners book before the ski season starts so the house is ready for winter guests.

Mountain roads and weather can affect scheduling, especially in winter and during shoulder seasons. Tell us your timing and we'll work out a plan that fits the property.

How we clean windows

Pane'N The Glass has cleaned windows by hand since 2005. Every window gets a scrub, a squeegee finish and a towel detail, and we wipe frames and sills as we go. Our crews work from ladders. We don't use water-fed poles, because we'd rather see the glass up close and get it right.

  • Inside and outside window cleaning

  • Screens, tracks, frames and sills

  • Skylights, glass doors and glass railings

  • Upper-story windows from ladders

Inside and out

Clean outside glass only goes so far if the inside is smudged. We clean interior windows too, along with glass doors, skylights we can safely reach, and window tracks where dust, dead bugs and grit collect. Screens get brushed and washed so they don't put dirt right back on the glass. For homes with a lot of glass, we can split the work into outside only, inside and out, or just the rooms you care about most. Tell us what matters to you and we'll put together an estimate that fits.

Before the snow flies, gutter cleaning clears needles and debris so meltwater can drain instead of backing up into ice dams. We also offer pressure washing, and in the winter we hang Christmas lights. Many owners book a few services together. See all of our services.
